Water is awful, hear it causes damage to washers/dishwashers and even clothing being washed. When I checked it was like 500ppm. Maintenance takes forever to show up or just doesn’t even for emergencies like frozen pipes. We once had to call the fire dept twice because our smoke alarms wouldn’t stop blaring at 11pm. I had also called emergency maintenance to help up. They never showed up. They flush the pipes like every month so the water gets shut off all the time. The trailer itself is fairly nice but the trim falls off and they forgot our entire AC unit when we first moved in. So we went 2 months in the middle of summer with no AC and animals in the house while it was smoky outside so we couldn’t even open windows. I’m mostly content in my home but very displeased with the neighborhood managers and maintenance

Our experience with Orion Lakes, specifically working with Dawn Hood, has been nothing short of amazing. As first-time homebuyers, my wife and I had a lot of questions and concerns, but Dawn was always there to guide us, offering support, patience, and a wealth of knowledge to ensure that we fully understood every step of the process.

Their teamwork and dedication truly made the difference in turning what could have been a stressful process into an exciting and rewarding one.

One of the most impressive aspects of working with Dawn was her meticulous attention to our paperwork. She carefully reviewed every detail alongside us, making sure that everything was accurate and in order. Unfortunately, our experience with 21st Mortgage was far from smooth. Despite Dawn ensuring all of our documents were correct, 21st Mortgage repeatedly claimed otherwise, causing unnecessary delays and frustrations. Time and time again, we found ourselves dealing with their errors and inefficiencies, which made an already complex process even more difficult. However, thanks to Dawn’s diligence and unwavering support, we were able to navigate these issues without feeling completely lost or overwhelmed.

If it weren’t for Dawn’s expertise, patience, and genuine care, I’m not sure how we would have managed the challenges we faced with 21st Mortgage. She fought for us every step of the way, making sure that our interests were protected and that we had the best possible outcome. It is rare to find someone so dedicated and passionate about their work, and we are beyond grateful that we had Dawn by our side throughout this journey.

Overall, our experience with Orion Lakes was fantastic, and it was largely because of Dawn Hood and Katie. They turned what could have been a frustrating process into a positive, memorable experience. If you are considering purchasing a home in Orion Lakes, I cannot recommend working with Dawn highly enough. She is professional, kind, hardworking, and truly committed to her clients’ happiness. We are incredibly thankful for all of her help and support, and we will always appreciate the effort she put in to make our dream of homeownership a reality.

Grant was great to deal with, started an application and had a home within 2 weeks. He was very professional and when he was busy Brandon filled in, and during closing Dawn was very quick to notarize the documents which made everything easier and faster.
